Are You Licensed and Insured?

ACT Construction takes pride in being fully compliant with all state and county licensing and insurance requirements. We are a Certified General Contractor, Licensed Real Estate Sales, Certified Home Inspectors and Licensed Low Voltage Contractors… We maintain strict oversight on all construction and permitting to ensure compliance with current building codes, as well as all insurance and licensing details. Please don't hesitate to ask for any of our information.


What is required from me for the permit process to get started?

ACT gladly handles all your permit issues but there are several pieces of information that we must have before anything can get started. Please have the following ready for anyone that will be coordinating permitting on your project. there may be items that are not neccessary for smaller jobs or non-marine structures but we aire on the side of being prepared. 1- Your signature on the permit application as the owner. 2- Satisfactory Evidence of Title to Property 3- Recent and accurate copy of property survey 4- Survey or other documentation showing riparian rights or at least ownership to the shoreline. 5- Normal High Water as established by the county (this is usually on the survey) 6-Signed Notarized original letter of no objection from abutting property owners. (this form is available in our downloads section) We will prepare the rest of the requirements… believe it or not there is a lot more.


What is the timeframe for completing a job?

As you might imagine, no two jobs are alike. We cannot give you an accurate timeframe without visiting the site and assessing the items you would like constructed. We do provide estimates on all projects for completion time. Remodels and New Construction are case by case. for the outdoor environments, On average, we will finish a 50' walkway and boat house/platform in about two t three weeks, weather permitting. Items such as rocky bottoms, weedy bottoms, and vegetative root systems will greatly hinder the speed of pile setting. Truck access to the site as well as power are also great time savers. What materials do you use for construction of the Outdoor Projects such as Docks and Decks?

We use only the best marine rated and environmentally friendly pressure treated wood for all of our construction. All of our pilings, and all framing are #1 Grade material. We use only galvanized nails and screws as well as galvanized lag bolts and through bolts. Decking has many options and is either our standard PT #1 Grade 2"x6", or one of the upgrade options such as a  composite or PVC decking (usually TimberTech, Azec, EverGrain or Trex) and last but not least Vinyl (gorilla deck). Customers have the option of upgrading to Hidden Fasteners on decks (no visible screw lines) or any combination of the above materials to complete the job to your complete satisfaction.


Do you build Homes as well as Custom Outdoor Environments like Docks and Decks

YES, ACT has a specialized team for Outdoor environments, however we regularly are involved in the Planning, Design, and Construction of New Custom Waterfront Homes and Remodel projects in Central Florida


What does your price include?

The quotes that ACT Construction provides will be detailed as to what is included. A standard quote includes a 48" wide walkway constructed with 2"x6" decking. Many times, we will give our customers "plus up" options of decking, railing, etc. Most quotes will not include a boat lift (unless specified) or any electrical or plumbing necessary at the end of the dock. The details of the terminal platform will be very clearly defined in the quote. Most often, if a roof is necessary, it will be priced to match the roof of the existing home.


Will I need to be home during construction?

Absolutely not. We would love to have our homeowners around to provide cold drinks and snacks!!! However, we don't require the homeowners to be present for any part of the construction process once we have initially met with the homeowner to confirm construction details. It does make it easier if we have access to any breaker boxes that cover any outdoor receptacles as we do occasionally trip a breaker. We will discuss all requirements in detail with the homeowner before we begin construction.


How does the permit process work?

The permit process ultimately depends upon where you live. You will usually need the approval of two parties – the DEP Environmental Protection Division and your local building department. It is customary to receive approval from the DEP before requesting approval from the local building department. The local building department normally requires an DEP approval stamp as well as stamped, engineered drawings. ACT Construction will gladly handle all permit issues for the homeowner, however, if a homeowner is looking for a way to shave off some cost, we will be glad to assist the homeowner in helping them handle their own permitting. Our staff is well prepared and always willing to help any homeowner with any permit questions or issues


Can you come out to my house and give me a personalized estimate?

Location, location, location. How quickly we can come to your home and meet with you depends on where we are currently working. We prefer to meet with customers face to face, and ultimately it's what best fits into your schedule. Anything in the SW Orlando area or Clermont area can usually be visited in one day, we make it a priority to get out to customer's homes as quickly as possible and leave the home with a detail description of work to provide a hard copy or electronic (email) quote in the customer's hand usually the next day.
